Basic Requirements of Residential Building

The requirements of residential buildings can be summarised as follows.Building bye laws specify these requirements.The salient features are as follows given below.

1. Location

The residential buildings should be located in such a way that freedom from nuisance such as dust, noise, smoke and smell is guaranteed. Further the location should be near the means of transport, markets, schools, hospitals etc.,

2. Height

Height of the building should be in proportion with the width of road or street.

3. Orientation

It should be properly oriented with respect to sun, wind and rain.

4. Privacy

The buildings should afford maximum privacy to its users even at the expense of some architectural needs.

5. Parks

Residential building should be located near parks and playgrounds so that children could reach the parks without crossing main roads.

6. Ventilation

Each room of the residential building should get enough light and air.

7. Utility services

Basic utility services like water, drainage, electricity should be provided at reasonable cost.

8. Security

Residential buildings should be safe and secure. If possible it should contain a strong room for storage of valuables.

9. Space

The floor space and total cubical contents of the building should be in proportion to the number of persons likely to use it. Floor area may be taken at the rate of 4.65 mยฒ and cubical contents at the rate of 8.50 mยณ per person.In a state the director of town and country planning is the compliant authority to approve the proposed layouts in villages, panchayats and municipalities.
