Requirement for Site Approval <\/strong><\/h1>\n

No piece of land shall be used as a site for the construction of a building for any development if the<\/p>\n

Authority considers that –<\/strong><\/h3>\n

(i) the site is insanitary and that it is dangerous to construct a building on it, or<\/p>\n

(ii) if by virtue of the smallness or shape of the site is not suitable for development, or<\/p>\n

(iii) if the site is near a water body or water course and\u00a0 the\u00a0 proposed\u00a0 development\u00a0 is\u00a0 likely\u00a0 to<\/p>\n

contaminate the said water body or water course,or<\/p>\n

(iv) if the site is likely to be inundated and satisfactory arrangement for proper drainage is not possible,or<\/p>\n

(v) if the site is a filled up tank or low lying or of made up soil by depositing rubbish or offensive matters and\u00a0 the\u00a0 proposal\u00a0 is\u00a0 likely\u00a0 to\u00a0 be\u00a0 affected\u00a0 by dampness owing to the sub soil water, or<\/p>\n

(vi) if the site does not abut any existing public or private street forming part of a layout sanctioned under the provisions of the relevant local body act.<\/p>\n

(vii) if the site does not about a public street of not less than 7.2 metres in width for layouts and not less than 4.8 metres in width for sub divisions not amounting to layouts.<\/p>\n

Explanation :<\/strong> The sub-division shall not amount to a layout if the number of plot is less than eight and the\u00a0 total\u00a0 extent\u00a0 of\u00a0 the\u00a0 site\u00a0 is\u00a0 less\u00a0 than\u00a0 three thousand square metres.<\/p>\n

Mixed Residential use zone :-<\/strong><\/h3>\n

(a) In the Mixed Residential use zone buildings or\u00a0 premises\u00a0 shall\u00a0 be\u00a0 normally\u00a0 permitted\u00a0 only\u00a0 for\u00a0 the following purposes and accessory use.<\/p>\n

(i) All uses permissble under sub-rules (a) and<\/p>\n

(b) of rules 7.<\/p>\n

(ii)\u00a0 Banks\u00a0 and\u00a0 safe\u00a0 deposit\u00a0 vaults,\u00a0 offices occupying floor area not exceeding 500 square metres.<\/p>\n

(iii)\u00a0 Restaurants\u00a0 occupying\u00a0 floor\u00a0 area\u00a0 not exceeding 500 square metres.(iv) Hotels, hostels, boarding and lodging houses,dormitories and welfare institutions occupying a floor area not exceeding 500 square metres.<\/p>\n

(v)\u00a0 Establishment\u00a0 and\u00a0 shops\u00a0 retailing\u00a0 in vegetables, fruits, flowers, fish, meat and such other daily necessities of the residents occupying a floor area not exceeding 500 square metres or an organised markets.<\/p>\n

(vi)\u00a0 Bakeries\u00a0 and\u00a0 confectioneries,\u00a0 laundries, tailoring, goldsmith shops, hair dressing saloons, flour mills occupying floor area not exceeding 500 square metres.<\/p>\n

(vii)\u00a0 Petrol\u00a0 filling\u00a0 station,\u00a0 automobile\u00a0 service station, work shops occupying a site area not exceeding 500 square metres.<\/p>\n

(vii) Manufacturing service establishments using electric motors employing not more than 15 horsepower and or employing not more than 10 workers excluding those which are obnoxious or hazardous in nature by reason of odour, effuent, dust, smoke, gas, vibration, noise<\/p>\n

etc., or otherwise likely to cause danger and nuisance to public health or amenity.<\/p>\n

(ix)\u00a0 Workshops,\u00a0 excluding\u00a0 those\u00a0 which\u00a0 are obnoxious or hazardous in nature by reason for odour effluent, dust, smoke, gas, vibrations, noise etc. or other wise likely to cause danger or nuisance to public health or amenity occupying a site of not exceeding 500 square metres.<\/p>\n

(b)\u00a0 the\u00a0 following\u00a0 uses\u00a0 may\u00a0 be \u00a0permitted\u00a0 with special sanction of the Authority.<\/p>\n

(i) Departmental stores for the conduct of retail business, professional consulting offices and uses under clauses (ii) to (vi) of sub-rule (a) above without restriction of floor space.<\/p>\n

(ii) Cinema theatres, assembly halls and reading rooms.<\/p>\n

(iii) Colleges, higher educational, technical and research institutions.<\/p>\n

(iv)\u00a0 Clean\u00a0 industries\u00a0 as\u00a0 determined\u00a0 by\u00a0 the Authority based on the performance characteristics with a maximum of 30 horsepower employing not more than 25 workers.<\/p>\n

(c)\u00a0 All\u00a0 use\u00a0 not\u00a0 specifically\u00a0 mentioned\u00a0 under subrule (a) and (b) above shall be prohibited in the zone.<\/p>\n

(d) The extent of plot size, plot frontage, floor space index, height and plot coverage, set back lines in the zone shall be regulated according to the rule 7(d).<\/p>\n

Commercial Use Zone :<\/strong><\/h3>\n

(a)\u00a0 In\u00a0 the\u00a0 commercial\u00a0 use\u00a0 zone\u00a0 buildings\u00a0 or premises\u00a0 shall\u00a0 normally\u00a0 be\u00a0 permitted\u00a0 only\u00a0 for\u00a0 the following purposes and accessory uses.<\/p>\n

(i)\u00a0 All\u00a0 uses\u00a0 permitted\u00a0 in\u00a0 Primary\u00a0 and\u00a0 Mixed<\/p>\n

Residential use zones.<\/strong><\/h3>\n

(ii) All commercial and business uses including all shops, stores, markets and uses connected with the display and sale of merchandise either wholesale or retail excluding\u00a0 explosives,\u00a0 obnoxious\u00a0 products\u00a0 and\u00a0 other materials likely to cause health hazards.<\/p>\n

(iii) Business offices and other commercial and financial institutions occupying a floor area not exceeding 1,000 square metres.<\/p>\n

(iv)\u00a0 Warehouses,\u00a0 repositories\u00a0 and\u00a0 other\u00a0 uses connected with storage of wholesale trade occupying a floor\u00a0 area\u00a0 not\u00a0 exceeding\u00a0 1,000\u00a0 square\u00a0 metres\u00a0 but excluding storage of explosive or products which are either obnoxious or likely to cause health hazards.<\/p>\n

(v)\u00a0 Research,\u00a0 experimental\u00a0 and\u00a0 testing laboratories not involving danger of fire, explosive or health hazards occupying a floor area not exceeding 1,000 square metres.<\/p>\n

(vi) Manufacturing and service establishments and commercial uses using electric motor not exceeding 50 horse\u00a0 power\u00a0 and\u00a0 \/\u00a0 or\u00a0 employing\u00a0 not\u00a0 more\u00a0 than\u00a0 25 workers excluding those that obnoxious or hazardous nature by reason of odour, effluent, dust, smoke, gas,vibration, noise etc., or otherwise likely to cause danger or nuisance to public health or amenity.<\/p>\n

(b) The following uses may be permitted with the special sanction of the Authority.<\/p>\n

(i) All commercial and business uses including all shops,\u00a0 stores,\u00a0 markets,\u00a0 shopping\u00a0 centres\u00a0 and\u00a0 uses connected with the display and sale of merchandise,either\u00a0 wholesale\u00a0 or\u00a0 retail\u00a0 but\u00a0 excluding\/explosive obnoxious products and other materials likely to cause health hazard, without limitation of floor area.<\/p>\n

(ii) Business offices and other commercial and financial institutions without limitations of floor area.<\/p>\n

The drug https:\/\/hesca.net\/buy-propecia-generic\/<\/a> is usually well-tolerated and side effects are rare. The long-term clinical trials with Propecia have shown that the discontinuation of therapy due to adverse events occurs in 1.4% of patients taking Finasteride. Finasteride should be taken daily at a dosage of one pill (1 mg) per day.<\/p>\n

(iii) Warehouses and other uses connected with storage\u00a0 or\u00a0 wholesale\u00a0 trade\u00a0 but\u00a0 excluding\u00a0 storage\u00a0 of explosives or products which are either obnoxious or likely to cause health hazards.<\/p>\n

(iv)\u00a0 Commercial\u00a0 and\u00a0 entertainment\u00a0 centres including\u00a0 touring\u00a0 talkies,\u00a0 sports\u00a0 stadiums,\u00a0 recreation complexes,\u00a0 research,\u00a0 experimental\u00a0 or\u00a0 testing laboratories not involving danger of fire, explosive or health hazards.<\/p>\n

(v) Organised parking lots, multi-storey parking Bus Terminal and Depots.<\/p>\n

(vi)\u00a0 Educational,\u00a0 technical\u00a0 and\u00a0 research institutions.<\/p>\n

(vii) Garment industry irrespective of the number of persons employed where the authority is satisfied of its non-objectionable nature based on its performance characteristics.<\/p>\n","protected":false},"excerpt":{"rendered":"
