Also called <g class=\"gr_ gr_12 gr-alert gr_spell gr_inline_cards gr_run_anim ContextualSpelling ins-del multiReplace\" id=\"12\" data-gr-id=\"12\">buid<\/g>-up area<g class=\"gr_ gr_16 gr-alert gr_gramm gr_inline_cards gr_run_anim Style replaceWithoutSep\" id=\"16\" data-gr-id=\"16\">,plinth<\/g> area is the entire <g class=\"gr_ gr_14 gr-alert gr_spell gr_inline_cards gr_run_anim ContextualSpelling ins-del multiReplace\" id=\"14\" data-gr-id=\"14\">areaoccupied<\/g> by the area occupied by the internal and external walls of <g class=\"gr_ gr_15 gr-alert gr_spell gr_inline_cards gr_run_anim ContextualSpelling ins-del multiReplace\" id=\"15\" data-gr-id=\"15\">theapartment<\/g><g class=\"gr_ gr_17 gr-alert gr_gramm gr_inline_cards gr_run_anim Style replaceWithoutSep\" id=\"17\" data-gr-id=\"17\">.Usually<\/g><g class=\"gr_ gr_18 gr-alert gr_gramm gr_inline_cards gr_run_anim Style replaceWithoutSep\" id=\"18\" data-gr-id=\"18\">,it<\/g> is 10% to 20% more than the carpet area.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Plinth Area = <\/strong>Carpet area+ Thickness of All walls +\nbalcony<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>For the purpose of plinth area, following shall be\nincluded:<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">a) Area of the wall at the floor level excluding plinth\noffsets, if any; when the building consists of columns projecting beyond cladding,\nthe plinth area shall be taken up to the external face of cladding ( in case of\ncorrugated sheet cladding outer edge of corrugation shall be considered );<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>NOTE \u2014<\/strong> In case. a common wall is owned jointly by two\nowners, only half the area of such walls shall be included in the plinth area\nof one owner.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">b) Shafts for sanitary, water supply installations, garbage\nchute, telecommunication, electrical,fire fighting, air-conditioning and lifts;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">c) Stair case;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>In case of open verandah with parapets:<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">1) 100percent areas for the portion protected by the\nprojections above, and<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2) 50 percent area for the portion unprotected from above.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">e) 100 percent area of the balcony protected by projection\nabove and 50 percent area of the unprotected balcony; and<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In case of alcove made by cantilevering a slab beyond\nexternal wall:<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1) 25 percent of the area for the alcove of height up to 1\nm,<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2) 50 percent of the area for the alcove of height more than\n1 m and upto 2 m, and<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3) 100 percent of the area for the alcove of height more\nthan 2 m.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>The following shall not be included in the plinth area:<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">a) Area of loft;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">b) Area of architectural band, cornice, etc;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">c) Area of vertical sun breaker or box louverprojecting out\nand other architectural features,for&nbsp; example\nslab projection for flower pot, etc;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">d) Open platform;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">e) Terrace;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">f) Open spiral\/service stair cases; and<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">g) Area of mumty, machine room, towers, turrets,domes\nprojecting above terrace level.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Plinth area shall mean the built-up covered measured at thefloor level of the basement or of any storey.Plinth area shall be the built upcovered areas measured for the categories and shall include such areas andexclude the areas.
