Structural Audit of Old Structures<\/strong><\/h2>\n\n\n\n

There are number of public buildings which have age of more than 30 years and whose strength might have reduced due to material deterioration.Based on the yearly tests of each public building to be carries out,the weaker buildings which are more than 30 years old be identified and the Assistant Executive Engineer level Officer of the department concerned should forward the list to the superior officer of the level.Thereafter,an inspection at the level of superintending Engineer\/EE should be carried out for all such building and a thorough structural audit should be undertaken.<\/p>\n\n\n\n

Generally,the Structural Audit is carried out and the steps\nto be followed in Structural Auditing are as under:<\/p>\n\n\n\n

Step 1:<\/strong><\/h4>\n\n\n\n

It is imperative that Architectural and Structural plans of\nthe building are essential.It will be helpful if detailed structural\ncalculations including assumptions for the structural design are made\navailable.<\/p>\n\n\n\n

Step 2:<\/strong><\/h4>\n\n\n\n

If the Architectural plans and Structural plans are not\navailable, the same can be prepared based on the site observations.<\/p>\n\n\n\n

Step 3:<\/strong><\/h4>\n\n\n\n

Inspection of the Building \u2013 A detailed inspection of the\nbuilding can reveal the following:<\/p>\n\n\n\n

  1. Any settlement in the building.<\/li>
  2. Cracks in columns,beams and slabs.<\/li>
  3. Concrete disintegration and exposed steel\nreinforcements photographs can be helpful.<\/li>
  4. Slight tapping using hammer can reveal\ndeterioration in concrete and wooden beams.<\/li>
  5. Corrosion in reinforcement.<\/li>
  6. Status of Balconies \u2013 sagging,deflection,cracks.<\/li>
  7. Status of Architectural features.<\/li>
  8. Cracks in walls indicating swelling in R.C.C\nmembers or defection of corrosion.<\/li>
  9. Leakages from terrace & Toilet blocks.<\/li>
  10. Leakages & damness in walls resulting into\ncracks and corrosion.<\/li>
  11. Status of repairs & last repaired date.<\/li>
  12. What portion of the structure was repaired?<\/li>
  13. Who was the Agency?<\/li>
  14. How much was spent for repairs?<\/li>
  15. Are approved Building plans available?<\/li><\/ol>\n\n\n\n

    Step 4:<\/strong><\/h4>\n\n\n\n

    Preparation of Audit Report:<\/strong><\/h4>\n\n\n\n

    On the basis of inspection on building, an Audit Report is\nprepared.<\/p>\n\n\n\n

    Step 5:<\/strong><\/h4>\n\n\n\n

    Tests Recommended:<\/strong><\/h4>\n\n\n\n

    It is important that various tests are carried out in the\nold buildings.This will give an idea about the extent of corrosion, distress\nand loss of strength in concrete & steel.<\/p>\n\n\n\n
