Types of Land Use<\/strong><\/p>\n\n\n\n

Classification types of Land Use Zones are following\nlisted out below<\/strong><\/p>\n\n\n\n

1. Residential.<\/p>\n\n\n\n

2. Commercial (Retail and Wholesale)<\/p>\n\n\n\n

3. Industrial (Light,Medium,Heavy and Service)-<\/p>\n\n\n\n

4. Public and Semi-Public<\/p>\n\n\n\n

5. Public Utilities.<\/p>\n\n\n\n

6. Parks, Open Spaces and Playgrounds<\/p>\n\n\n\n

7. Transport and Communication<\/p>\n\n\n\n

8. Agricultural<\/p>\n\n\n\n

Development is permitted in these zones as per the\nregulations and building byelaws prescribed for each zone separately. The\nresidential layouts are sanctioned subject to earmarking of open spaces and\ncivic amenities. The area earmarked for residential sites is to the maximum\nextent of 55% of the total area. Remaining area is earmarked for roads, parks,\nplaygrounds and civic amenities. Area under the parks and playgrounds shall not\nbe less than 10% of the total area. A maximum of 3% of the total area from out\nof the residential area may be earmarked for convenient shops on request of the\nowner. Different conditions apply to non-residential private layouts.<\/p>\n\n\n\n

Building Bye-laws<\/strong><\/p>\n\n\n\n

The building bye-laws vary from city to city and they are\nframed by the individual Urban Local Body or the Urban Development Authority as\nper the Town and Country Planning Act. The set backs required on all the sides\nof buildings,maximum plot coverage, maximum Floor Area Ratio(FAR), maximum\nnumber of floors, maximum height of buildings that are permissible for\ndifferent dimensioned sites and widths of roads are set out to be in confirmity\nwith the Zonal Regulations of Master Plan of the respective city or Loca Planning\nArea approved by Government from time to time.<\/p>\n\n\n\n

Height of building should not be more than 2 times the width\nof street(63.5 Degrees angle Rule). lf height of building exceeds’2 times the\nwidth of street,then 63.5 degree line will cut the building wall and therefore\nan offset at a higher level becomes necessary so that this line does not touch\nbuilding wall anywhere.<\/p>\n\n\n\n

The FAR will be slightly higher for moderately and less developed areas as compared to intensely developed areas.<\/p>\n\n\n\n
